I love your response in spite of  @David Faulkner 's somewhat pessimistic (even if it may be realistic and frank) reply. 

David I think you made a ton of very good points especially regarding legality and morality, but I think you may be a little overly critical of wholesaling. As I reread, it seems you are mostly pointing at people thinking it is easier than it is - which I can see to be true. 

Based on your critical view on wholesaling, would you say it is EVER a good idea to begin wholesaling?

I took a second and drew up a sheet which lays out and averages comparable homes.

William C. Yes this is an MLS listed property. You're correct that MLS deals are harder to secure for a good price because of the exposure the MLS provides. You may not be the only one aware of the property and interested in it. Getting into a bidding war probably will end in the "deal" that the property once was being destroyed. However, a deal is a deal whether it's listed or not! If the price is right it's worth the time to at least try to put in an offer. If the house has been on the market for two days then it might be less attractive than a deal that's been sitting for 180 days. All in all, I have more time than money, so I check the MLS as well as any other source I can. No doubt in the future I might leave the MLS behind in favor of scaling business up; putting a stronger emphasis on mailings. Thanks

If you could go back to being 18, having only $500, what would you do to put yourself on the path to sustainable success? Would you drive for dollars? Cold call? Buy a mailing list? Buy $500 worth of books? Imagine this is your situation and you have blank slate. What would you do?
