Good work improving the software! It sounds like we tried doorloop too soon. My wife will kill me if I even suggest changing pm software again!

Ok. We ended up dropping doorloop. We stayed with tenant cloud and are doing quickbooks online to fill the gaps in tenant clouds accounting software.
The features that doorloop did not have that we needed: (They did say more features were coming, but these didn’t exist when we did our onboarding.)
Doorloop has no way to list and advertise rentals. We use this feature constantly in tenant cloud, it is literally the way we fill every vacancy.
You can not add a pic to the rental in your own list on doorloop. This might not seem like a big deal, but when you have several properties it is great to have a picture with an address.
It costs tenants extra to pay rent through doorloop, it is free on tenant cloud.
Cost was more than TenantCloud+quickbooks online.
There was no way to do a lease or sign a lease online without adding additional software like DocuSign .(we use this feature on every lease in tenant cloud)
Tenant communication portal wasn’t as good as tenant cloud(I think they were just introducing that feature)
Accounting looked pretty good in doorloop, but wasn’t as user friendly as quickbooks.
We never got far enough in it to actually get a maint request from a tenant. But TenantCloud works great for maint requests.
So all in all, I probably owe the folks at TenantCloud an apology. Because their software is cheaper and better than doorloop in every way except accounting.

I decided to sign up with doorloop. We are currently doing the “on boarding”… the technicians have been awesome so far getting us set up. I will keep you posted as we get further in.

@Derek Vander Veen it is possible I have missed something. All of the reports are driven per property, so if you want to get an operating statement (to see portfolio cash flow) you have to manually combine all 60 reports. They dont even have a profit & loss or balance sheet available (for landlords).
We upgraded to the highest paid level and it was the same.

I hope I can save some folks from making the same mistake we did. Tenant Cloud is cheap and has some good features….but accounting is not one of them.
I jumped into tenant cloud with both feet, partially because I read a lot of positive things right here on bigger pockets.
If you have a couple of rentals I think tenant cloud would be great. It does not work for 60 doors, and it took me 9 months to painfully realize.

Hey! I am in the exact same position of looking at buildium/ doorloop.
I would really be curious what you are finding out!
We tried to use tenant cloud and after 9 months are painfully realizing that the accounting and reporting is no bueno.
@Tracy Streich can you expound on why you need 4 apps? (Buildium, Appfolio, Propertyware, Rent Manager.)
We currently have 60 doors and growing.(mostly residential)
