That is good to know. I've seen a few opportunities out there but will need to have my own place to live in first.  Not the easiest market to enter...I'm getting tired of giving my money away as a renter for the past 7 years (lifestyle generally drives this....sadly).

That is my going in thought.  Entry prices are quite high in the area and given most people are there for 2 years max, many are looking to split a place!

Greetings.  Finally got my assignment notification and I'm being moved from England to the Washington DC area to work at the Pentagon.  I'm a single captain with no kids or pets and looking to buy my very first home :)

Looking to live-in flip or house hack a 3/1 SFH/townhome within public transit to the Pentagon.

Seems like outside I-495 in Virginia has some potential...but home are quite expensive. See there are some foreclosures out there too as possibilities. Depending on timing, the market, and what's available, I am interested in BRRR and investing further.

Been digging through podcasts and the forums and am excited to get started!  If anyone would like to connect, that would be great.

@Gary White I am originally from Warren County (Norwalk) area so I am relatively familiar with the metro. Not from a real estate investment perspective but know the area and have a few contacts. 🖒

@Anthony Wienke best of luck on your commission. I'm told overseas investing is a nightmare. So many regulations. Claiming taxes (also careful for any clearances you try to maintain)...bank accounts etc. The banks don't recognize your credit history unless it's from their country either so good luck on financing. I know people who have bought houses here but most are married to locals.

@Brandon L. thank you for the articles.  I'll be sure to read into them.  One of the biggest challenges I'll have is finding a good agent and contractor to add to my team.  As soon as I find out about my next assignment (assuming the DC area but waiting for confirmation) I'll be far more aggressive in starting the process.  Definitely need to set some specific SMART goals. Have some decent short/mid/long term goals but nothing specific yet.  A lot will depend on where I end up I think and then also knowing that I will be expecting to move in another 2-3 years. :-\

Hey everyone, my name is Tyler and I am a 31 year old active duty officer in the United States Air Force.  I'm single with no children/dogs and have only ever rented.   I'm now through my 12th podcast and have purchased Rich Dad Poor Dad and Long-Distance Real Estate Investing (Greene's book).  I currently live in the UK and am expecting to move to the Washington DC area in the middle/end of 2019.  I am looking to purchase my first ever home and hoping to live/flip or possibly buy a multi-family and house hack to figure this real estate game out.

Short-term goals are to build a reciprocal process to buy/flip and/or BRRRR 10 properties by the end of 2020. I'm focusing mostly on the Des Moines, Iowa, metro but with my new assignment, I can see myself trying to enter into the DC metro which I'm confident will be very difficult.

I need to spend some more time researching and building a network of like minded/motivated individuals.

Also, I'm a HUGE fanatic of football (proper, so soccer for everyone else) and have enjoyed my time here in England going to over 75 matches in the last year alone. Long term goal is to have enough passive income to purchase a flat in the Manchester City Center so I can go watch Man City whenever I want.

I'm also big into coaching football and maintain several professional certifications. It's my main hobby, however, I can see this taking priority very quickly.  Just need to execute the first deal. :)
