Thanks for the input! The current tenants have been in the property for about a year. I did an inspection about two months ago, and everything seemed to be in good repair. I'm not too worried about having to make repairs, but is it common to list a property for rent when there is still a tenant living in the property? 

Forgive my ignorance haha

I have 3 bed 3 bath rental in Jacksonville, NC with a tenant that will be moving out in the beginning of May. How long should I wait before re-listing the property for rent? Should I even wait, or should I just go ahead and list it and tell potential tenants that the property won't be available until mid May?

I paid $85,000 for the property, so I feel that it’s a pretty good deal. I am planning on living in the property for at least one year, at which time I will hopefully me moving into my second house hack. I’m really excited to get into the house and I close on December 11th.

As a generally frugal person, I tend to keep large cash reserves, but I think I am going to set aside some cash every month in a different account just to be extra safe.

With both units rented out, cash flow should be around $245 a month, with a 20% ROI, assuming 7% for vacancy, repairs, and capex.

Hey guys! 

So I recently got my first property under contract, a duplex that I plan to house hack. The numbers look pretty good to me, but I'm hoping someone can help me with a question about budgeting.

When looking at my budget, should I be setting aside money for Vacancy, CapEX, and Repairs? Cash flow is around $97 without accounting for any of that, and at 7% for each, I would be cash flow negative by $70 each month.

I'm curious to see what you guys have to say, especially my fellow house hackers!

I haven’t been to one of the meetings yet, but the next one is Thursday November 21 from 7:00pm to 9:00pm at Barnes and Noble
