I have a tenant that i evicted on the 4th of this month for non payment of rent. The lease had a TBD for the address to send the remainder of the security deposit to My lease agreement states that if the lease is terminated before the natural expiration (such as by an eviction) that a re rent levy would be charged. My question is, can that re rent levy be taken from the security deposit? Also, can the eviction fee i paid to the sheriff be deducted as well since they didn't move out before the eviction was scheduled? 

Just had to do my first eviction. Never feel guilty. A tenant not paying you while living in YOUR property is no different than them taking money right out of your bank account. You did nothing wrong so there's nothing to feel guilty about.
