Hi bp, was wondering on what are the best means to find the most recent and accurate list of pre forclosure owners, to send direct mail to?

I am wondering if there is a way if you make an all cash offer. They accept.  Then are you able to sell it to someone else. take the money from that sale and pay the original owner? So essentially I am asking can you sell a property before you have finished closing on it? Thanks

I offered an all cash offer for a property, and was wondering, can I sell it to a retail buyer before I close with the original owner? can I use the money from the retail buyer to pay for the all cash offer I made to the original owner.how would I legally execute both of those deals?

I'm trying to get some insight on the best and most successful way to talk with motivated sellers. I have tried calling all the fsbo's in my area and it is a time consuming way. So if anyone has any suggestions on the mosthe consistent way to find motivated sellers it would be greatly appreciated. Thanks
