Is anyone familiar with Estevan, looking to purchase a property but have heard some off-putting information regarding work in the oil industry / saskpower. I am currently working at saskpower making some decent money and so my wife and 2 kids moved out here so i would not have to travel or be away from the family. Now I am renting a place for 1500 a month and my place in regina is being rented out. With any extra cash I can accumulate I was going to buy another property. Just can't decide whether to buy a place to reduce monthly housing expence or go offensive and buy a rental to increase income. Was hoping to have a conversation of the pros and cons. Thanks

Hows the neighborhood? I have lived in the east end most of my life but recently moved to estevan for work. Anytime I was in cathedral area it seemed alright but not too familiar with it regarding crime and vacancy/turnover. I know Regina's crime is fairly high regardless of area just trying to minimize tenant turn over as I do live out of town 

New to bigger pockets community, however i have been studying and reviewing tons of information from books and podcasts regarding rental properties. I am from regina sk, Canada. i currently have a single rental property from a house which used to be my primary residence. Now im looking to expand my portfolio. on this deal i have a partner who is interested whom would bring the financing. i am thinking of spending 10k in a "face lift" on this property to raise the rent. I ran the numbers through the calculator and it looks like it has potiental however i was hoping someone with some more experience with the brrrr strategy could bring some insight as to raising the value of this property so after about a years time (seasoning period) when we go to refinance it i could get the partners initial investment back out of the deal.
