Good morning, I am sure this has been asked before and I apologize as I am on a crunch w/time today with a few meetings.

I have a property I'm putting an offer in in North Charleston, I am out of state and looking for A-scope of work to be completed. Send me some references and if all checks out the job is yours.

I have been looking at several homes that need repair. I have done construction most of my life so I can easily put in The Sweat Equity. The homes that I have been looking at are all out of state, so my questions are

(These homes cost between 10k and 15k)

A. I have about 10,000 I could use for a downpayment, would I have to pay in cash to rehab the home? Or is there a loan that I could take out for this?

B. Is taking out a personal loan worth it? Or my only option

C. When you buy a house that's in foreclosure and it's under 20000, do you have to pay in cash?

Hello BP, I have been overwhelmed with positive thoughts from all of the information I have been reading from this site. This place is amazing. I have no Investments under my belt yet. But..

I have about 11k saved right now that I could use for an investment. I have been looking in the Ohio, Detroit, Il, and KY areas. Something between 50 + 75000 or even less and I'll put some money into it.

My question is, do you think that is reasonable to start out for a first investment home? Living in Massachusetts is crazy expensive, and I've just spent the last 4 years paying off all my debts. But I figured I could start small and then go from there

Also, I understand all PMs are different, could anybody tell me an average price for one in the midwest area. Understanding it is a general geographical location.
