Just heard that Fema trailers that are currently occupied here in Baton Rouge are needed in Houston...and so the residents are being moved out and given subsidization to rent condo units...has anybody heard anything about that here in Baton Rouge or close by?

I just had a conversation today with a guy who was about to sell a condo in Baton Rouge. He informed me that those in Baton Rouge living in the Fema trailers are given some type of subsidization to live in a condo, which would open up the condo rental market, mostly because the Fema trailers are needed in the Houston area...has anyone else heard anything about this?

Buyer looking to fix and flip in Louisiana. What are factors to look at in a first investment? Price point, condition, etc.?

Thank you guys. I know it's been a while since I posted. I've decided to pass based solely on the fact that I took four listings in a relatively short amount of time and have been dedicating all my time to those. On top of that I want to have a little more experience in the real estate game before investing. Thanks again one more time for your help.

There is a house for sale here in Baton Rouge in a rough part of town, I know the seller has been wanting to sell it for 25,000, but he is in a fix and wants to sell it for 11,000. It's a 1600 square foot home with a decent back yard, and with about 5-7k could be updated into a section 8 property. I've never bought a home to rent out and other than my 6 months with a real estate sales license and some good friends who are contractors I'm pretty limited in experience. After section 8 approval I could get $750 a month. Any thoughts?

I'm a Realtor from Louisiana... Your agent shouldnt mind giving you a CMA at any time...it helps to ensure you continue to use him for future transactions. If you want to do it yourself for time constraints, and you two have a a solid relationship, maybe he will share an overview of his process with you.
