Anyone on here had some success doing flips or rentals in Cleburne, TX? Rent rates look to be really good and the price point is much lower than the surrounding area's in Dallas and Fort Worth!

@Kameron Yellin Wow thank you! I'm definitely starting to look into house hacking and trying to educate myself on it as much as possible before I jump in. I'm pretty tight with money and usually been good with savings but working part time with a W-2 and saving up more would be beneficial.

@Kyle Dwyer I've seen the term "house hack" thrown around a lot lately, but I'm not familiar with it yet and haven't had the chance to look into it. Care to briefly explain? Or any suggestions on useful sources of information that I could do some research on?

Thank you Guy! Great advice! I've thought of applying for an FHA 203k loan to buy a property at discount and finance the repairs in the loan. Do you think this might be a good approach in buying my homestead for the next few years?
