Those pictures look good! I would have to compare with sliding in the neighborhood... you could put that same 3k in something better to increase appraisal... maybe some landscaping and street appeal. HOWEVER, if the numbers make sense...GO for it!  (not an appraiser)

BUMP- Anyone else ?

@Kelly DeWinter There is a person that owns 4 or 5 of these properties. I may contact him to talk about if he has had any problems and see if there are solutions in the code. I'm afraid of talking with planning because they will give a generic "no" because the zoning isn't correct for use and just make me apply to get rejected and loss $1000 fee. 

I am looking to invest into multi-family real estate, currently getting into a duplex or triplex in this area... There is about 10 (duplex and triplex) and 1 quad in RED in this area. They are all zoned in RS-15 and lower sq lots. The ORANGE is high density multifamily. A couple places were given that zoning around the large complex. What is the best path to rezone or should I worry with so many other apartment buildings? Could I ask for RML in these areas?
