Hey Everyone. I'm Tyler Lucas. I looking to network with other industry professionals. Ive been a contractor for some years, specializing in the last 3 years as an investor focused contractor performing 18 full gut flips in that time, and hundreds of smaller projects. In the last year I have done 3 flips of my own, and have wholesaled 4 properties. looking to meet investor friendly agents, investors looking for project consulting and contracting, investors in my market looking for off-market properties. I would love to build some strong relationships in our local market.

Hey Lamar, great to meet you, I have recently ( last 2 years ) been working to break into the same industry, with some success. my advice, talk to sellers. you have a few choices when it comes to how you receive leads, you can do outbound, thats calling. Call 1000 homeowners this week. you can do inbound, send direct mail, or buy leads from a pay per lead provider. you need to be talking to people who want to sell their houses. best of luck, lets connecrt.

Quote from @Doug Smith:

Hey @Tyler Lucas. I'm in Tampa as well. I've done tons of flips myself and I own a mortgage company that, among other things, finances investors. That being said, as a contractor, you know more than 90% of the people on the platform. Your ability to walk into a property and clearly estimate what is wrong with the property and rehab costs is a massive part of the equation already. In my opinion, finding a great contractor relationship is the hardest thing about real estate investing. You have that already locked up as you're the contractor. If you ever want to have coffee and pick my brain, I'm happy to meet up, but don't get "paralysis by analysis". Evaluating the property and estimating the rehab budget is a huge part of the value. Now you'll simply need to put together the capital stack, come up with the appropriate ARV, and have a disposition strategy prior to the purchase and you'll be golden!

Doug, great advice. I’d love to get together for a coffee.

I've spent the last 15 years as a carpenter in central Florida, the last 5 as a Investor focused rehabber running my own business helping others make massive gains and generational wealth, a few months back I decided I was going to start investing myself. I have yet to find my first deal, but I have made massive strides in education and networking. I've read every book biggerpockets has to offer and many others, I've created an LLC for my investing purposes, I have invested in software (DealMachine, PropStream) to facilitate a deal funnel and have had small success locating motivated sellers. My plan is to find deals, evaluate them for my purposes and if they don't make sense for me, then to wholesale them to others, I have 3 such deals in the pipeline, but I still have missing pieces in my own team. I need to find financing partners to help me with capital to close deals for flipping and eventually buy and hold. Would like to meet potential partners/team members to help with that end of the process.

Are you looking for partners with money or are you looking for lenders? I might have both let me know if I can help in any way.

I’m looking for both! It’s good connecting with you Tyler!

Hey @Tyler Lucas

Congrats on transitioning and taking action! You got one part of the business dialed with your background as a carpenter and rehabber. I think you are well positioned and heading in the right direction, my advice would be to always keep moving forward and never give up. Running your own business comes with a lot of ups and downs but if you keep your head straight you will succeed and accomplish your goals.

My partners and I run a Real Estate Meet-up here in Tampa every month. HMU if you would like to come and network with like-minded individuals.

Best of luck,

David

Hey David thanks, I’d definitely be I terested and coming to the meet up.

I’m looking for suggestions of lenders who work with new investors, would like to hear about who you’ve used and how the can help me close deals.

Post: New Here. Interested in flips and wholesale.

Quote from @Obed Calixte:

Welcome! What drove your decision to focus on RE investors mostly the past 2 years?

I got connected with an investor who does 25-30 flips a year through a mutual friend, and helped him on numerous flips. Since that time I’ve helped a couple other investors I’ve met over that time. I believe what has driven me to focus on working with investors, has a lot to do with my flexibility and ability to perform most of the things you can do in a home, and eye for design and detail. I’ve embraced my skills and knew that I wanted to be involved in RE, and this seemed like a good starting point from where I am in business and life.
