@Kole Kingslien I know your description was somewhat generic, but the "good layout with sunroom" makes me wonder if I toured the property... Is the seller an older gentleman who was in the foundation/chimney/brick business?

@Austin Chambers thank you for the detail. Very helpful. It’s a 4/1 sfr so not a small place. There seems to be a lot of shoddy work around the place so it seems that once you pull the thread, a lot more will unravel.

Hey all - I'm evaluating a property just south of Madison, WI, and there are obvious problems with the foundation. However, I don't know the solutions, and more importantly the cost. When I toured, a few things I noticed: 

  • Blocks, which presumably were used to support the exterior walls, are fallen to the ground.
  • Jack posts had sunk into the dirt floor in spots, and were not supporting floor joists. 
  • Questionable exterior wall condition

Photos are attached - what would you do if you saw this property? Before I do anything, I plan to get an expert's opinion, but looking for initial feedback & ballpark. Are we talking $5k, 30k, or "wouldn't touch."

@Daniel Jameson I ended up getting connected with a angent and attorney combo. The agent to list and the attorney to negotiate with the bank. I'm not an expert, but I'm told that there is an option to just have an attorney go to the bank without listing, but if you have to list, it also helps to have the agent on your side. Can do things like take poor pictures for the listing, etc. 

Getting back to your question... I don't have the expertise to say one way or the other, but I'm sure it depends on the bank, and the individual on the other end of the deal.

@Shawn Ackerman I was looking for a resource like that to search by name and come up with a list of properties... where do you find that in Wisconsin?
