@Frank Chin I agree. In Nevada we record the contract with the County Recorder and that’s what protects our interest in the property! I’ve done tha already, now need to get an attorney and get in touch with their probate attorney.

@Ralph R. Funny you think I’m trying to rip an old lady off. If you didn’t read the post her son is a drug addict and the house was destroyed. Here’s a fact I didn’t disclose: she told me what she wanted to Net on the property and I have her exactly what she asked for. I could have easily negotiated lower but she gave me her number and I told her I could make it happen.

@Mark Pedroza I was expecting to be able to enforce the contract on the property itself or like others have said the heirs? I will get in touch with an attorney soon to discuss this. I’m sure it’s different state to state. I’ve talked to a few other RE professionals here in Las Vegas and they said I have the right to enforce the contract! We’ll see!
