Post: Smoke Smell in Rental

Looking at a 1/1 apartment in South Tampa Fl which is a hot area right now. Apartment was great only downside was that there was a slight smoke smell. It wasn’t overpowering however it was noticeable. Is that the kind of thing that can be cleaned up easily? Apartment does have carpet in one room and tile throughout the rest of the apartment. It also had been recently painted.

@Clint Shelley actually we’re not having any arguments. They have been great neighbors even came and talk to us about the renovation they were doing. They did not mention they would be moving the fence. There was only about 14’ between the house and the fence to begin with so getting a car down that driveway is tight. I’m more worried about the ability to park a car down there. The fence got installed this morning and they ended up over by about a foot according to my survey, but his survey shows something vastly different.

Hey the neighbor on one of my properties called this mornings and said he was having a fence guy come and move the fence 1.5 feet on to my property and showed me a survey that he had done. Moving the fence will destroy my ability to get a car in the driveway at all. Is there anything I can do? Is there interpretation in surveying or if I get a second opinion are they going to tell me the same thing?

BP got a question. Recently went under contract on an apartment. I didn’t write in a contingency that allowed me to begin showing the apartment while it was under contract (my loss). I asked the owners if they would be amicable to me showing the apartment while it was under contract and the owner came back and said that it was a “risk” for them. I respect that, no issues. However I’m wonder what risk it presents and if there is a way that we can mitigate it in the future.

Additionally I asked if they would allow us to use their photos after closing and they said they would “think about it”. Is this just a negotiation tactic or is there a legitimate concern here that I don’t know about?

@Tim Herman they do but thanks for throwing that out there. I would have never dreamed of asking that. Any recommendation for how to put my rental up and begin screening tenants? Is there a program people like what?

BP need some advice. I just went under contract on my first apartment. How soon after going under contract can I begin listing it for rent? Also do I need to get a professional photographer to come out and take photos or can I use the last owners photos.

Also I think I may want to paint the place. Should I wait I’ll after I paint it to post it?

Hey so we just went under contract for our first apartment and we need to get an inspector out to look at the house. This is my first time, does it matter what inspector I go with? If so how do I make sure I get the one that is right for me?
