So.. I am looking at using the BRRR strategy or just a typical fix and flip. I only have 10k liquid so what are my best options with this?

If I got a no money down hard loan would this be enough money?

What are some other options I could use?

Okay, So I am in the dark a little bit with pre-foreclosures. I am looking into buying a property to flip or use the BRRRR strategy but first I am trying to do all my research.

I understand that in order to get a pre-foreclosure you have to contact the buyer. But if the buyer agrees to make a deal with you then what? How does the process work with and agent? How does the process work without an agent? 

How do you make sure that the house becomes yours after you pay off their debt? Also where does the house going to auction come into play?

Sorry for all the questions just trying to wrap my head around all of the pre-foreclosure concepts.

Thank you for the advice. As of now I think I am just going to try and go with a hard loan. But what your saying is that in order for me to get a traditional loan through a bank I will need to show proof of "paying myself"? 

Do you see any problem with be getting the property refinanced within 6 months to a year after purchasing it and repairing it?

I was hoping that would be the case. I just wasn't sure if they would consider a renter a form of income.

I have talked to many lenders so far. All of them I would need at least a %20 down payment which is my only issue that I see so far.

Hey so I am still in college so I only have income in the summer. I am wanting to use the BRRRR strategy on a home but I am worried I will not be able to get refinanced after repairing the home and finding a tenant. Do

Do you guys think I will have trouble getting refinanced with no income? Does income even matter when it comes to refinancing?

Thank you for your response. Wow I did not realize I would need that much capital in order to get a $100,000 loan. I would love for you to send the me the loan packets. Is there anyway I could get away with a smaller down payment? Or even get financing for a down payment? 

If I do not have $30,000 for a down payment and lender fees what is your best advice. I would love to get started with a %10 down payment.

Hi I would like to start out by saying that I am only 19 years old and I would love to get going in the real estate game early in my life.

I am looking at buying a townhome or small house in the Charlotte, NC area where I go to school. I have a decent credit score in the 720-760 range. I just need some advice to get going and if it is even possible to get an investment loan at my age.
