When searching for properties i come across some that have the same bed, bath, and square feet as those around it but are listed for much lower and the Zillow estimate for the house is also much lower yet from the pictures it doesnt look much different than those around it. What factors can cause a house of the same size and the same bed and bath to be much lower in value than another?

So when searching through websites such as zillow i come across a number called the Tax assessed value. Can someone explain to me the difference between this and the actual Market Value of said property?
