@Matthew Porcaro sorry I'm not sure why I'm just seeing this now.  Thank you for the feedback.  I have definitely been treating appreciation more as "icing on the cake" and looking to invest based on cash flow.  I have been doing numerous property analysis' lately and since you mentioned it, how accurate have you found rentometer.com to be?  How about the accuracy of realtor.com in regards to their taxes and insurance under their Payment Calculator? Thanks!

Hello Jose,

I can't speak from experience as I am a newbie as well and am still on the hunt for my first rental, but I here's my two cents from what I've learned so far. I have attended a few free seminars in my area and although I did learn some new things there, they also solidified quite a bit of what I have learned from Bigger Pockets. Hearing consistent general techniques and ideas with what I have been learning was very reassuring. I would also look to see if there are any local REI meetups in your area. I just attended my first one last night and learned a ton as well as made a few contacts.

As far as your dry cleaner situation goes, if its a good deal you obviously don't want to pass it up.  If it were me, I would make sure the numbers work and be confident with my knowledge.  I'm not sure how common seller financing is but since you have the potential for that here, that could be a huge plus.  Good luck!

@Nelson Taylor thank you for the input. At the moment I am looking for cash flow over appreciation for multi-family rentals in the Groton/New London area. My price range is between $100-150k. For a little while I couldn't find much that fit these parameters but after doing a few weeks of surfing the MLS and driving around I have found a few.

@Michael Doherty @Ryan McNeil cool, I grew up right across the river in Ledyard. I hadn’t considered New London cash flowing better than Groton, but I guess that would make sense considering the purchase prices would be cheaper. I will definitely do my homework before investing, especially in New London, to make sure the location is okay. I also have heard a lot about New Britain, so maybe after I acquire a few local properties I can check that out. I used to live on Commonwealth Avenue right off the CCSU campus, and that whole neighborhood around Eddy Glover Boulevard and Stanley park was a very friendly. I also lived on Edmund Street in Newington, about 5 minutes away, and that was a nice neighborhood. This may be a good spot for you to start looking, however when I was living there I didn’t have any investing experience.

@Jason Arcuri that makes sense, I’ll drop down to 1.5% and see how the numbers work out. Interesting, good to know the taxes have such a wide spread between similar properties. Thanks again!
