I ended up using William Sragow. He was great, and fairly priced. He did everything he promised, explained practically the whole contract to me and counter-offers, came to closing, and was overall very easy to reach. Hi everyone! I’m gearing up to close on my first duplex next week, which I will be house hacking! Living in one unit and renting out the other to tenants. I need to finalize my insurance before close, but I’m unclear on what kind of coverage I should get since it’s half rental property and half owner occupied. Even my insurance broker is a little confused. He did stress that we should require the tenants get their own personal liability and personal property insurance, but I wanted to see what BP thought.

Does anyone have any experience with this, or know how I should go about insuring the property? 

Bonus Question: Do you require your tenants to get their own renter insurance policy? What are the pros and cons of this?

Thank you for that detailed reply. The trim on this house is in pretty decent condition. I’m not really concerned about the renters caring about them being capped, I’m pretty sure they won’t notice regardless. Most importantly, my concern is the health of the windows. In general, you’re saying that wear on windows can usually be remediated by new paint, caulk, and occasionally trim?

I’m not very well educated on it, but basically it’s applying metal sidings to windows to prevent water and bugs from damaging the wood. It’s supposed to look nice, but more importantly preserve the windows. Some contractors highly recommended it, but apparently it’s rather costly. Upwards of $250 per window, and a few hours of work per window.

Hey all! I have a real straight forward question. I am buying my first rental property in South Jersey, in pretty nice working class suburbs. I’m rehabbing the property, and not sure if capping/sealing the windows is worth the extra expense on a rental. Some contractors strongly advocate for it, others say I can do without it  

Any thoughts? Do you cap windows on your rental properties? Why or why not?

Hey everyone! I am in the process of closing on an as-is duplex in South Jersey. We plan to house-hack and then later use it completely as a rental. It’s a pretty nice suburban neighborhood in a majority working class township - so nothing really high end around here. 

The kitchen upstairs is pretty small, and has old steel cabinets. They’re in pretty good shape and definitely past their prime. I entirely planned to remove them until a contractor told me they were expensive-rare pieces, and could look pretty good fixed up. That got me thinking perhaps I can do that! Remove the dents, give it fresh paint, and maybe do the floors and backsplash with a little bit of retro style (nothing too outrageous though).

I’m wondering what people think of this idea. On one hand, it would save money to replace it, I’m keeping a rare piece of history, and I’m creating a fairly unique kitchen. On the other hand, I’m not sure how this would appraise, and I’m not sure how the unique look will fair as a rental. Any advice is appreciated, thanks!

I met with some buddies last week and we were talking about changes in the Camden real estate market. I hear neighborhoods outside Cooper Hospital and Rutgers are solid, and other areas are beginning to experience growth as well. Does anyone have any experience in this market, or have any predictions for the long term growth (or otherwise) of markets in this city? 

I'd be very interested in getting a foot in the door (perhaps with partners!) in this market provided there is potential for growth and I have firm market knowledge.

I’m a property manager in Philly and a (soon to be) investor in South Jersey! I’m in the process of closing on a duplex in Pennsauken now. I will be looking to partner for future deals after this one! However, based on prices and supply I may be making my next move in Philly/Delco. I’d be happy to talk to any of you folk to discuss our respective experiences!
