Our company uses Metropolitan Title Co. often and they are nice to work with. We don't have any attorney referrals at the moment.

Did you run their credit or check their finances? 

Did you charge a large down-payment that becomes non-refundable in case of default?

 Thank you for your response. You're right, not all owner finance deals will be successful. Yes, they did make a 30% down payment for both homes. I am going to consult an attorney before sending the letter.

Does the tenant have a lease, or month to month?

 He is buying (on owner financing) a package of two homes from us. He has not paid his first two months of payments. We have tried numerous times to get a hold of him but no response.

Okay... So I need help! I have sold a package of two properties on land contract to ONE BUYER. They have put down a 30% down payment towards purchase of homes. Unfortunately, they have not sent mortgage payments for the last two months. We are unable to verify where they live as they no longer are living in neither of the homes. (They are sub renting one of the two properties out). What is the best way to serve them notice before beginning the foreclosure process? Any advise would be appreciated...

I need to send a certified pre-foreclosure letter to a tenant. Does anyone know how this process works in the state of Indiana? Does the tenant get 30 days notice?

What do you guys think about purchasing rural storage units? Im looking at purchasing a storage unit in a smaller town with population around 6,000. Let me know your thoughts as its 68 units and not a secure facility.
