Greetings, BP,

I’m searching for a great, detail-oriented property inspector in the Central Florida area (Kissimmee/Davenport/Clermont). Any recommendations would be greatly appreciated.

There's a great company called Central Florida building inspectors that I would recommend..

We are planning to invest for STR near Orlando, Fl and have shortlisted a few. Since we are OOS, need recommendations for a company that can help in setting up the house for Airbnb/VRBO and also managing it.

I would be happy to connect you with some local vendors that can help you set up tour AirBnB.

Quote from @Rendy Richiez:

Getting to the point guys. There’s a property I went to see,  (duplex) but it’s in the country side area of Florida like 1-1:20 minutes from Orlando. The place is growing, but it still looks  desolate, streets are mostly without asphalt, people just go there mostly on winter time from the north for vacation, so the town is pretty quite on summer time, and looks like renters does not stay long. But still have a lot of homeowners that live there. Mostly retirees. What time of neighborhood is this? A, B, C,D…? Would you buy it? Thanks.

Can you provide more details? The city? How many bedrooms, how many bathrooms per unit? What are the current rents? What do you believe are the market rents? If you provide a specific address it would be easier for those of us that are local to provide you more information. Areas that are an hour to an hour and 20 minutes away from Orlando are growing. The highway system here in Florida is fairly well developed so that you can get to most places in a couple of hours. The new high-speed bright line train will allow Orlando residents to make it to Miami in less than 3 hours.

Hello
I own a parcel in Apopka Florida that Iam trying to sell. However, have no idea how to go about doing it myself. Are there online marketplaces specializing in Land? Is Zillow a good place to advertise? Since most real estate agents specialize in Single Family homes, I'm little hesitant in hiring a RE agent.. Any advice would be appreciated.

You can certainly put it on Zillow for sale by owner that should get you a decent reach. There are other for sale by owner websites you can probably put it on. You could also look for local Facebook groups that are real estate specific to post it in.

Hello...I have an investor in from out of town who is interested in purchasing a property for short term rentals....are there any AIRBNB owners in the Orlando area that can share how demand is vs supply?

There's always lots of demand for places to stay. There's always lots of supply as well when you consider all the hotels and different Airbnb choices. People say that this market is saturated for short-term rentals and I would generally agree. However, Airbnb can still be profitable even in a saturated market so long as people are diligent in doing the things that will help them be profitable. Specifically owners need to focus on creating unique theming as well as having operational excellence. With these two things investors can still turn a profit even in a saturated Disney market.

Quote from @Karin Cornils:

Hello BP,

We plan to upgrade and modernize our Orlando longterm rental during the turnover. We’re looking at the following renovations -
tearing out and replacing some kitchen cabinets, fixtures, lights, etc
similar bathroom rehab
fixing up the yard - the fencing, landscaping, possibly adding a paver patio

Our SFR is in East Orlando, close to UCF.
It would be great to get referrals on general contractors, but failing that, recommendations on kitchen contractors, landscapers or hardscapers could be helpful. Thanks.

I have a couple of great recommendations. I'll send you a dm.
