I am seeing manufactured homes listed for prices that are readily affordable for me. However, I have a large knowledge gap on how renters view single, double or triple-wides in regards to worthwhile places to live and how they are to deal with as a Landlord.

Does anyone have any experiences or feedback in this area?

I am very interested to learn more on how easy they rent (assuming a good/decent neighborhood)? Do they rent for similar rates as SFR's? Are the expenses generally similar to SFR rentals or do they vary drastically from that?

I appreciate any thoughts as I am at ground zero with these property types.

Do you typically do a balloon payment of some sort when you do owner financing or go for straight payments for a longer period similar to conventional?

Hello Bigger Pockets,

I have been putting potential offers in front of sellers for properties and through the webinars I have seen here I am trying to give options to choose from instead of only one item. Hoping the seller will think more in terms of which one and not yes or no. That said, I would love to hear any coaching from people regarding a typical owner finance option that could be offered. I understand that answer could vary drastically, but if there was any guidance to be given, I am all ears!

For reference, the property types are small multifamily properties (2-4 units/ea).

I am building our investment team and am looking for some recommended Property Management Companies that work in the KC Metro area. I plan to work with them as our property manager and to help advise on potential deals related to rent rates and rent-ability prior to acquisition. We are currently just starting out. 

Anyone have any quality recommendations?
