What is the market value for a new con duplex with those levels of finishes in your area? What is your plan for the end loan?

You can probably put in a call to the Colorado Real Estate Commission or whoever grants licenses in CO to check this out.   I'm thinking a lot of states want people with a broker's license to have some experience.  About 10 years ago almost anyone in Texas could be a broker if they had the right # of education hours.  Now there is a point system...where you have to show experience....it is not over the top crazy, but requires practice plus training....not just education.   We also now have a mandatory broker supervisory class if supervising other agents.   Sorry just looked at CO has something similar..... check this out.

"b In addition to all other applicable requirements, the following provisions apply to brokers that did not hold a current and valid broker's license on December 31, 1996:

I No such broker shall engage in an independent brokerage practice without first having served actively as a real estate broker for at least two years. The commission shall adopt rules requiring an employing broker to ensure that a high level of supervision is exercised over such a broker during the two-year period."

Was reading through some information on the requirements to opening a PM company - I was initially of the understanding that one needed only to achieve their required 168 hours of education and pass the broker's exam... at least that's how it is in CA. But seems like it's a little different in CO.

Does anyone have any experience with a similar law in their state and willing to share their story regarding their 2+ year tutelage? Is it pretty much limited to being in employment by a broker is a mentorship equally effective?
