Recently PCS transferred to beautiful south Florida and will be stationed here for the next 4 years. One of my only regrets is having not closed on a property the first time I lived here. Looking for an experienced investor-friendly agent or simply a mentor whose brain I can pick. My parameters are $700k purchase cap, VA/FHA, downtown/ north Miami/Hollywood, side-by-side, 1500square feet or greater, outdated to turnkey. Any help is GREATLY APPRECIATED!

I think it depends on where you are in your investment career/strategy. Cash flow is important because it provides stable income in markets such as the one we are currently dealing with. The appreciation play may require months, a year, or years of little to no cash flow with the hope of appreciation in the end. However, if you are in a fortified financial position then I believe it has validity. A strong believer in buying for cash flow and treating appreciation as icing on the cake. 

One point I haven't seen highlighted yet is experience. While unlike residential multifamily you will need 25% down, lenders also appreciate/may even require someone with experience to assure them that you can execute the deal. This doesn't mean you cannot do it on your own if you have the capitol, but it is something to be considered.

You stated that the 8 unit has caused you issues, problems, and money. Do you see similar issues arising with the 43 units? If not, how do you intend to manage future issues with the new property so it does not become a larger repeat of the present?
