It’s in downtown technically. We are both trying to buy multifam-houses closer to our jobs in NJ as well. Trying to use as little out of pocket as possible, so we can keep our resources directed towards those homes.

A partner and I direct mailed Easton, Allentown and Bethlehem, Pennsylvania area. We have one amazing lead. The property had 4 residential units that rent for $3,100 per month plus a commercial space that were deciding what we’d like to do with it. The taxes are $2k and he wants only $225k for the building. The numbers are great! It’s on a main Street, only 3-4 blocks from the action in downtown. The owner is willing to finance a second for at least 25% but he needs some cash (don’t know the # yet, still tactically prying ) to pay off debt so he won’t finance the whole thing. No bank I am working with will give me the other 75% without skin in the game. Where can I get this other 75%?! Any help would be greatly appreciated.

I am looking for a real estate CPA in the Northampton, PA area. A partner and I will be purchasing a property in Easton, PA and hopefully will be able to have it seller financed. We'd like to offer to pay for CPA services for the owner to feel more comfortable with seller financing the deal. We will buy the place anyways but would prefer to finance it through the current owner of course.

In addition to that, my partner and I would also like to be able to ensure we are structuring the deal (and future) deals most appropriately from a tax standpoint. 

Any recommendation on a CPA or if anyone like to talk Easton, PA/Northampton County please feel free to reach out.

Post: Trouble Comparing Rent

@Phil Spadaro I would say depends where it is. My house in Port Murray took 3-4 months to rent bc we priced it to high because there were no comparables. We did have many people check it out though. Mostly families whose current land lord was selling and they needed to move. I would guess you’re in W-NW or south NJ if you’re having this issue. Pricing right is important if you want to get it rented quick.

I agree though a realtor should be able to use the MLS to help you for sure.

@Emmanuel Jeanty We just started looking over there a week ago. It seems there are a lot of places that have numbers that work. I think we’re going to pull the trigger when my partner gets back from a vacation in a week. I haven’t looked to much further into the Easton/Bethlehem areas yet though, mostly just Allentown.

@Allan Ringler PM if you have the chance. I’ve been look recently but unless you’re doing a new build I can’t find numbers that make sense . Let me know
