Would love to come, I’ll be out of town that week but the next one I will definitely try to make it! 

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $159,500
Cash invested: $8,000

House hack with ADU covering most of mortgage payment.

What made you interested in investing in this type of deal?

I wanted to offset my mortgage payment with rental income to increase savings for larger real estate investments.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

FHA

How did you add value to the deal?

Cosmetic repairs to ADU, paint, drywall patches.

What was the outcome?

Increased rent of ADU from $750 to $900 bringing our housing expenses to only $300 a month.

My fiancé and I are looking at our first potential investment property today, 4 bed 1.5 bath with a 3 bed 2 bath mother in law suite out back. Both tenants are currently month to month, we will be moving into the mother in law suite upon purchase. Should we have the current tenant sign a lease or keep them month to month?
