Charlie,

The area is in a great downtown location, no flood plain and I would venture to say that it's in a stagnant economy to where it's at as in this particular case the city is growing rapidly westward.

The homes are between the 70's and 80's and yes, they are a little "weathered" my hope is to shed those from POH to RTO as soon as possible so I won't have to fit the bill on the maintenance and liability. I am going to factor that into the asking price, the homes are older and with the 2 being uninhabitable to factor that into the offer.

Great Idea Charlie to higher someone off of Craigslist and let them sell the scrap metal.

I appreciate the great feedback & insight @CharlieDehart

Rob,

Currently on the rent roll that was provided they range between $300 and $360 with a monthly total being $2,660.. That's what I'm afraid of being to costly to move the homes and when I do the housing department wants me to do the elevation evaluation and possible dirt work $$$..

Thank you for responding Rob I appreciate it a lot!

Hi my name is Tyler

Long time lurker first time poster. I'm thinking about purchasing my first MHP, I have a couple questions for you guys let's get to the numbers.

- Purchase price is $99,500 park has 14 pads. 8 are rented 2 are being rehabbed 2 are deemed unlivable.

- City sewer

- City water

- I've got a written note from urban housing and development saying that I'm in compliance & would be grandfathered in.

Is this a good deal? How much should I offer? The two that are deemed unlivable, should I renovate them and use them to rent to own? Or should I remove them? My concern is if I move them the city wants to come in and do a elevation evaluation..

Thanks in advance guys!
