This is a great example of what I think many high-income professionals should focus on if they are interested in real estate investing, but lack time and/or experience. Find an experience operator who's doing it full-time. Invest passively first. You'll learn a lot being a part of the deal.

Yeah it's been awesome for me.  Zach has been great to work with very honest and reliable.  I like what partnering with an expert in different realms of real estate does for me in terms of diversification as well.

Yeah it’s going really well. @Zach Quick is the storage master I’m just along for the ride in that realm. I know what I’m doing in residential, multi family and I’m learning a little about storage..

@Keith Courtney yes we spend some time in Championsgate when we are there. Thanks for the input. I’m for sure going to try switching managers and dropping evolve.

@Taylor L. I put up roughly 70% of the cash required in exchange for 50/50 equity split. I'm not sure what is typical.

Keith I appreciate your insight especially considering it looks like you operate in the area I purchased my short term rental properties in. I assume you’re familiar with Haines City? I purchased a single family home in Southern Dunes and a condo in Grenlefe.

I started out and am still currently utilizing evolve. It has been unsatisfactory. I haven’t thought about or looked into hosting on AirBNB although Evolve syndicates to all the vacation rental sites. I’m thinking of ditching evolve and switching property managers.

Other buy & hold investment in Haines City.

Purchase price: $195,000
Cash invested: $50,000

First Short Term Rental Investment near Disney.

What made you interested in investing in this type of deal?

A desire to have a winter escape combined with a profitable investment.

How did you find this deal and how did you negotiate it?

Found it using a real estate agent. Drove all over Central Florida to pick an area.

How did you finance this deal?

80/20 Bank Loan.

How did you add value to the deal?

I drove all over rental florida to find a neighborhood that allowed short term rentals and pets. It just happened to be a beautiful place on a golf course within 25 minutes of Disney.

What was the outcome?

Mostly Negative Cash Flow but I've enjoyed having it to escape for the winter.

Lessons learned? Challenges?

Short Term Rentals are no guarantee. I've had tons of success with long term rentals, commercial property and storage units. This is one niche I'm yet to figure out.

Other other investment in Webb City.

Purchase price: $1,370,000
Cash invested: $250,000

Partnered with a good friend on my first foray into Self Storage Investing. Our facility is called Cardinal Storage and is located in Webb City, MO. It has 300 units.

What made you interested in investing in this type of deal?

The ability to partner with someone who is a storage unit pro.

How did you find this deal and how did you negotiate it?

I was asked to invest in the deal by Zach Quick.

How did you finance this deal?

85% bank loan with a 15% cash down payment which I was responsible for most of.

How did you add value to the deal?

Cash and credit.

What was the outcome?

It has been great so far. Ive been getting a steady distribution monthly. We have been able to raise rents by upwards of 40% across the board for the whole facility without sacrificing occupancy.
