Thanks Randall! I definitely considered your market in my top 3. I decided on Columbus for a number of reasons, but ultimately it came down to finding what seemed to be the best price-to-rent ratios just based on the MLS. I think I would have found success in any of the markets I narrowed down to, so I finally had to just pick one and jump in. Seems to have worked out so far, but as I continue along this journey and expand my funding sources, cash flow and partnership options I certainly plan to diversify and enter into some other markets. What kind of returns are you seeing in Memphis right now?

Joe, I would certainly assume credit score came into play, but I don't remember the exact requirements for the program I qualified for. They are located in San Diego, CA and it was a stretch getting them to take me on in central CA. I do not believe they lend out of state. Feel free to PM me and we can discuss further.

Did you look at any turnkey property providers in the area and compare those to the ones you found?

 Thanks Ryan! No I haven't put much effort into that search, as I can't imagine in this competitive market that I'd find equivalent or better deals, but I could certainly be wrong. Do you have experience with turnkey?

Thanks Markus! I am in the Pine Hills, Walnut Heights, Blacklick Estates, and Glenbrook areas. Now expanding slightly north to Whitehall.
