@Brian Mihaljevich and I are looking to connect with or get referrals for an experienced realtor in Jacksonville, FL. Our goal is to BRRRR single family homes in the Baymeadows or Southside area. We would really enjoy working with fellow veterans in the area, but that is not a requirement. Thank you in advance for your time.

@Christopher Morgan it may be a bit too late for this, but if you’re still having trouble finding a model, you could always get on a website like upwork to hire someone to build a custom model for you. Hopefully that helps if you’re still stuck.

@Jay Hinrichs Would you say that it would be better to start with some higher margin flips to build a relationship with a contractor and then move to a BRRR model? Or would it be best to do more homework and networking up front to find the right contractor-investor relationship and start with the BRRR model?

@Jason D. that’s definitely an interesting angle. What about someone that invests as a limited partner in a deal? Are they investing in the asset or investing in the team of general partners?

@Frank Wong what about something like fundrise in your opinion? To me fundrise and REITs are very similar

@Suny Capezzuto yes I completely agree that there are different levels like a hobby or professional. I think this conversation has the potential to reveal some interesting investing strategies! It’s also good to point out working in real estate vs investing in real estate.
