I've got a few in Wasilla as well and working on one in Willow (another 30-40 minutes up the road) I anticipate the majority of the funds being made in the summer but a should pay the bills at least in the winter, we'll see I guess:) Alaska has a lot of tourists in the summer, and a lot less in the winter. South East panhandle area someone mentioned being expensive for a dive. Yep, the real estate there is stupid expensive and super expensive to build, get materials there, and there's a shortage of actually private real estate, so it's rough. I do very well here investing (small part is STR) but if I didn't live here I would invest elsewhere. Not trying to chase you away though, just my opinion. Also, if you need a Realtor in the Wasilla, Palmer, Willow area you can send me a message.

A great question for a mentor is: "How much do you charge?"

Only kind of joking... but considering a paid coach might be a good idea.
If you want to be mentored by a family friend, ask "How can I help?"
    If they're a family friend they may let you pick their brain over lunch or coffee, but if it's ongoing, you helping them will teach you a ton. Maybe this person needs a bird dog to go door knock or find deals, or maybe they need someone to do minor maintenance to learn the ropes, or help with tenant issues.  Find where you can help and learn that area of their business, and they'll be more eager to help when you have questions.

Set the expectation in the beginning, if not clearly with the tenant, than with YOURSELF.  If they are not upholding their end of the legally signed lease agreement, they lied to you when they signed it. They agreed to pay, and abide by the rules. 

If they're not doing this, they are stealing from you and your family. If you allow this, you are allowing theft from you and your family. 

I was talking to a client this week and he was saying how his tenant give a new sob story every month and falls more and more behind, he's now over a month behind. The client is so frustrated, and doesn't know what to do.  I told him: If he is over a month behind, and the rent is $1,000, this tenant has "borrowed" $1,000 without asking.  Would it be ok for anyone else to dip into your families budget and borrow $1,000 without asking?  Another word for that is "theft!"  

Hold the line, blame the lease, your lawyer, spouse, the phase of the moon or whatever, but hold to what you both agreed an signed and you will be treating yourself and your family how you deserve to be treated for your hard work.

They almost definitely can afford the rent, they just prioritized something else before you. Something that wasn't a pushover.

Yeah there's not a ton of wholesalers here like in some states but it does happen. Most "wholesalers" I've ran into are fresh out of youtube university and haven't ever closed a deal.. I've had people try to wholesale me deals right off the MLS (not necessarily always bad but usually it's a clue) as well as deals I'd passed on at half the price. Best way to protect yourself is to use a title company. It's always shady when people say you don't need to:) If you don't trust them you'll want to have your deposit go to an escrow not to them:)

@Landon Fillmore Yes lots of military folks commute from the valley. It's nicer and more affordable here:)  My assistant has an airbnb in Eagle River (real close to the bases) that she does pretty good with.  I'm buying a couple places right now that I intend to use as airbnb on the water in the valley.  If i don't like it or it doesn't go good we can convert to regular rentals.

Yes we are doing our first (in a while) meet up next Tuesday.  I never cared for the virtual one but the valley is more lax on the covid rules and now that vaccines are available for anyone over 16 who wants them in Alaska, I'm ready to start back up.  So anyone can reach out if they want on my mailer list, it's in person the 27th of this month, and I plan on having one every month.  Welcome to Alaska Landon!

I'd ask your agent if the activity you've been getting is inside the range that he expected and is normal for that area/price.  If something in our market was listed for that long there's usually something wrong with it but again, we don't have multi million dollar homes here!
