@Alex Franks I sent you a colleague request so I can message you about the project. 

@Michael Seekernailed it. I've been managing multi-family student assets for several years and those are the pros and cons. 

Some things I would add:

Marketing: Take whatever you think you need to do/spend to market and double it. Any and all online outlets are crucial, especially Craigslist and Zillow. Bandit signs on main roads directing traffic, bandit signs and information left at the site, have a good website for your company if you have one. College age renters are 100% going to check you and the property out online first. If you're on social media definitely use that to your advantage too. 

If you've got cool stuff college kids would like then make sure it's listed! Appliances included, fire pit, deck, garage, security system, pets etc.

Hey everyone, 

I'm currently a property manager in Columbia South Carolina for a newly developed student housing community. I work for a fee-based management company overseeing institutional investor assets, this one in particular is 650+ individually leased bedrooms with all the trimmings. I started student based multifamily in maintenance and facilities when I was 19 and have climbed through the ranks and held every position on site in the past few years. 

I'm looking to invest mainly in rentals in Jacksonville, FL -where I grew up- within the next year and move back permanently as soon as possible to manage them. 

I found BiggerPockets on YouTube and immediately transitioned to the podcasts, I listen to at least one a day.
