Sold a property last week and closing the end of May.  Property needs to be at least $475K, looking up to $1M.  Im indifferent to the number of units as long as the numbers make sense.  My current portfolio is in the Twins Cities and Duluth, MN however Im open to other locations as long as it comes with a strong property management referral that I can connect with.

I am sure everyone is looking for a good handyman but if anyone has a good handyman in the Minneapolis area that they are willing to share, I would greatly appreciate it.  I am looking for someone who is versatile that can do small projects to larger turn-overs.  Any help is appreciated. Hi Ivan.  I am looking for multi-family under $1M with a 12% or greater cash on cash return.  I did just back out of the 10 unit building I had the offer on.  After further due diligence, the particular area had a 21% vacancy rate and the crime rate was too high for my tolerance.  There is a 32 unit apartment complex a few blocks south on the market that is mostly vacant.  Not a good sign.  Being an out of town investor, I am not looking to invest in areas that pose significant risk.  

I am looking for a portfolio lender in Indianapolis.  I am not looking for hard money.  I have over 10 financed properties so I cannot get Fannie or Freddie financing.  Thank you.
