I work a ten our day mon-fri. I was wondering if anybody had good advice on how to start investing in real estate when I have little money and hardly any time during the week due to work and school. My goal is to save $170,000.00 before taxes.

Ah ok. So if you bought 20 2.5k leans what happens if you get all of the properties and don't have enough to pay the full bid?

So that person placed a high bid if $450.00 and got a 450,000 dollar property?

Wow! Yes I don't believe I could afford a twelve million dollar lean right now.lol so in otherwords most of the time there is something extremely wrong with the property?

Ned, what exactly is the difference between a lien amount and a full bid? Do you mean paying closer to the ARV of the property?

I am actually in Oklahoma, but I believe oklahoma is a lien state. Texas is a deed state and I believe there is a greater chance of obtaining the title, which is what I'm after. I think the redemption period in dallas is six months. So down there ill get my money quicker. The problem is I'm not from Dallas and I'm not familiar with the area. I know there out of town investors who invest there money in different states which means they have to know if it is in a good location or not. But how do they do it is the question? Also they can have a sale every month, where in my area it is once per year. Are there ways of purchasing deeds online?

Thank you Jerry. I intend to buy and flip and later down the road I will buy and rent.
I do appreciate your advice and if we lived in the same area I would pay for five of your lunches to gain some priceless knowlege.

I often see minimum bids anywhere from $500.00-$100,000.00. Is it common or uncommon to see a decent investment property get bought at a minimum bid amount?

Also, how can I tell if the property is in a good area?

Also, do counties allow people to look inside the property before the auction to calculate repairs?
