Hey, I was wondering if anyone here has success getting a majority of their deals from online bidding site like Auction.com.  I know some investors that will get some here and there and others that buy a lot.  Anyone able to do a lot of volume?

Hi, so we had a REO property under contract with the bank and we accepted an offer today. The LLC that we are purchasing the house in cannot be wholesaled since it is our main company LLC and not one we just created for this deal (we need to keep this llc). The Buyer says that they have an LLC they want to purchase the house in. Besides doing a double close - we want to avoid this and the use of transactional funding/double closing costs. What are our other options?

Would it be even more costly to create another LLC, transfer the ownership of the property into it, and then sell that LLC to the end buyer? Or would this be like double/triple transfer taxes? Looking for the cheapest way possible. Thanks!

Hi - I am familiar with the NY Tax delinquent system where owners have up until the day of the auction to redeem their home and after it is auctioned off they cannot redeem their property.


I have been reading that NJ has a tax lien sale system, where after a year of delinquent payments there house will be sold at a tax lien sale,  and they have 2 years to payback their taxes with the new hire interest rate to redeem their property.  


From the perspective of a wholesaler,  when should I market to the owner of these homes?  Should I market to them towards the end of their 2 year redemption period or before it goes to the tax lien sale and there interest rates possible increase drastically? Or do I target the tax lien owner?

Thank you @Tom Mole  and @Bill Gulley  for your insights.  I am not interested in buying this property for myself, rather getting it under contract to wholesale to a flipper.  Those ~200K houses have been listed with the realtor for 6+ months so if an investor was interested I'm sure they would have scooped it up.  I discovered these after I spoke with my motivated seller who still owes 265K, so it just seemed like a deal to pass on.
