Hi @Austin Bull!

A house hack will probably be one of the best strategies for you to get started and take action while giving you a great return because of the low % down needed to get started. Once you get to this point, make sure to run your numbers for both while living in the house hack (lowering your living expense to less than what it would be to rent in your area) and post move out where you need to be at least break even after accounting for your monthly payment + maintenance, capex, vacancy, property management.

Simply take Rents from the units/rooms you're not living in and then subtract the monthly payment (Principal, Interest, Taxes, Insurance). In most areas today, you likely won't be living for free but are at least building equity and saving on housing expense. My personal opinion is that the first house hack isn't about finding the best, home run deal but rather about getting started. For most to be investors, the risk isn't the deal, it's not pulling the trigger on the first deal and delaying starting for years or decades.
