I would not worry to much about New Western or anyone else. That is like worrying about We Buy Ugly Houses. Both have a strong presence, yet persistent Wholesalers and Investors are building their businesses. The Law of Abundance provides for all.

You can use the TREC promulgated form. Section 1 identifies the parties: Seller and Buyer. In the Buyer line write in your name or company name followed by “or assigns.” Done.

Assuming you are not a licensed Broker in Texas? If not, paying commissions is not a problem, provided you do not perform brokerage activities (representing buyers or sellers in an Agency relationship of properties you do not own).

Hey Sarah,  I know a really good Wholesaler in the Utah area.  His name is Andy McFarland.  He is not hard to find on the internet, and is a great teacher and an even better person to know.  I fully trust Andy.  I believe he is part of a group called House Flipping Formula with Justin Williams.  Don't let their group scare you away.  I have attended one of their seminars and it was packed with value.  I have also met several of their students, who tend to become successful (at least those that put their knowledge into action).  If I can be of any help, don't hesitate to personally reach out to me.  Good luck!

Most will not refi to LLC. Typical "seasoning period" is 6-months. Then there is a limit of 10 SFH. These guidelines are regulated, so good luck finding someone that varies from them. I would be interested if you do.

I just listened to BP podcast with Lance Wakefield. He did the same thing, quit his job and jumped into RE with the do or die attitude. He is now netting $400k per month after 18 months of hard work. The only difference is he already had some RE experience in construction and flipping. I suggest you find an experienced mentor/partner. Good luck!

Interesting that you say Renatus WAS NEVER Nouveau Riche.  It has been many years, but if memory serves me right, one of the partners of Nouveau Riche bought out the other partner, and renamed the program to Renatus.  They started with the Nouveau Riche system, and grew from there.  How do I know this: 1) I joined Nouveau Riche, and 2) my Nouveau Riche username and password provided access to Renatus.  It even maintained my historical Nouveau Riche purchase receipts in the Renatus system.  I cannot say what has happened since, but this is why I say Nouveau Riche ultimately became Renatus.

As for lifetime memberships, checkout http://houseflippinghq.com/ or http://houseflippingmastermind.com/.  They have 3 levels of investor opportunities: beginner (up to low 6 figures), intermediate (mid-to-upper 6 figures, and advanced (high 6-to-7 figures).  Admission to this group is limited, and higher end training/membership has qualifications.  The higher end is more of a master-mind group.  They have online training and monthly live Coaching calls, you can always email them in-between, and active Facebook closed group.  I'll be attending their HouseHackingLive event in October 2017.  They also have a regular Podcasts "The House Flipping HQ Podcast with Justin Williams" and "I Love Real Estate Stories" by Andy McFarland.  Justin and Andy have recently expanded their "staff" with Mike&Mike Wholesalers and more.  Lastly, they actively support Children's Charities: to end child-slavery, and provide funds for children's medical research and operations.

I joined Nouveau Rich years ago, and they became Renatus soon afterwards. Went through their online training, but never heard from my sponsor again. I don't recommend them. Not because they don't offer value, rather your money can be better spent. I have tried several other programs since. If you insist in joining a group or being mentored, let me know and I'll recommend some to you with real value and results.
