@Vijaianand Thirunageswaram What is the cost per sq feet for your new construction home. I too am thing of buying a lot in Houston and building.  We have buy and hold and hesitant due to the unknown of new contruction.

Update: She agreed to move out by 12-16, THEN needed until 12-21 due to weather...THEN I need until 12-31 because I jumped the gun and am know" returning to my senses". She mentioned that she is technically paid up to the 31 st which is true. I told her I have candidates that need to see the house she said we can come by the house is clean...

I go over there to show the power is off all her stuff over the floor mold dishes in sink, food in fridge with power off!! I was so embarrassed!! The two candidate did say the like the house even through the mess. Now she did return my call when I told her about power and moving out?? Any suggestions??

She said she is moving out Monday. Should I keep her security deposit for early lease termination? She said she would pay whatever. I need to scramble and find a new tenant during thee holidays now!

@Crystal H. She has been an O.K tenant. I truly believe she is paranoid. She told me last month that she would not renew in March, but this seems like a wild story to get out of a lease. she admits everyone is calling her paranoid but "it is real". I posted an ad already and will tell her to remove her things as soon as possible. This was my first tenant ,, boy what did I get myself into? Thanks for the advice Dave!

I have a tenant whose lease is not up until March 2016. She called me a few days ago and said someone was following her and she removed valuables from property , thinking she was being set up. She left to go stay with family.

Toda,y she called from a new number stating she could not return to the house and needed out of her lease. She has not been to work nor has taken her kids to school. She said she can not go to that house, needs a new car , and job transfer. She was crying hysterically saying everyone , including cops are calling her paranoid and delusional. She thinks someone trying to sell her into a prostitution ring and a whole bunch of other far fetched ideas. I believe she has lost it.

What do I do? She works 3 jobs to make ends meet and I know she doesn't have a lotof money. December's rent is paid. I need advice!!

I was thinking the same thing @Bob H.. I live in Pearland and it is too hot to open windows!!. I may compromise and buy a few at Lowes, I don't want to be a push over landlord, although it seems like a simple request....for now!

My tenant has been in the house for three months now. She just ask if we can put window screens on when my husband goes to change air filter Saturday. The house is air conditioned and there are about 10-11 windows. 

I asked her if everythng was Ok she said yes until I mentioned coming over to change filter. I want to deny her request nicely. What do you think?

My first property was a REO on homepath this January. I bid 11K less, didn't hear anything for a week. My Realtor called they said offer was to low, I Bid 5K more they accepted right away. They normally do price drops every 30 days or so. Never hurts to try, I got lucky!
