It is my understanding that clauses disallowing sublease agreements don't prevent a tenant from hosting short term stays.

Lease must specify that short term rentals are not approved.   

Every landlord I work with absolutely loves my business model and none want anything to do with my day-to-day operation.  A few have even tried it on their own and quickly came back to me.  It's a great business that can benefit both landlord and tenant but it's not for everyone.  I pay my landlords a premium and they have none of the worries or troubles normally associated with traditional leasing.  If done correctly and professionally it's a win-win situation.

If anyone has worked with Nick Sidoti and had success with Special needs housing I would like to speak with you. The concept is a good one although I'm doubtful one can expect to triple their returns. I'm willing to compensate you for your time.

Here's the bottom line on Del and Lifestyles. If you are serious about purchasing multi family property and have real funds to invest, pay the 10K. It will be the best money you ever spent. You can work directly with Del and he is the real deal, I promise. He will save you that 10K many times over. If you're new to real estate or have little or no money to invest it's not worth it in my opinion. LU's single family deals are average at best and you can get equal or better education elsewhere for much less. Do attend Del's two day workshop no matter your investing experience. I flew my parents in from Ohio years ago to hear him speak and yes, I was a member at one time.

I attended John's training and became a regionl associate in San Antonio around ten years ago. I learned the Inverse Purchase technique and flipped 19 properties within one year. I had zero real estate experience at the time. As I became more educated I eventually moved away from the program but it did work. I"ve since flipped over 200 properties in NJ and TX. I don't know what John's latest program is all about but his IP program worked if you were willing to put the time in. Not sure about this market but my guess is he's found a way to make it work today.
