Thanks for the information.  I am not a seasoned investor so I think I'll just stay with the tried and true 1031 exchange.  But its good to know about the reverse option in case opportunities come up in the future.

I'm going to be doing a 1031 exchange sometime in the next few months. (existing tenants will buy a rental property -- exact date not set yet.)  I plan to roll the proceeds into a 1031 property.  However, I  just saw a property that I am interested in right now.  Could I buy that property now (assume I could make the deal)  and then move my 1031 exchange proceeds into that property when the 1031 exchange is finalized?

Sorry it took so long to get back to you.  I am VERY HAPPY that you sent me a message on BP.  I was hoping to find a real estate investers group in St. George and you have it for me.  I've signed up to be part of the group and I will be at the meeting on the 19th.  I'm assuming I'll get an email telling me where/when it is.

I've looked on BP for a checklist of things to look at when I'm looking at a house.  I haven't been able to find one so I've created my own.  I'd like feedback on it (including where to find a better list).  I can't find a way to attach a file so my list is included at the end of this post.

Hopefully this reply goes back to everyone who has posted today.  Again, as a newbee to BP I don't know a lot about how it works. 

Thanks for the feedback about my request.  There was a lot of good advice in what was said.  I need to do more homework and I will.  However, I'll probably be back with dumb questions so please bear with me.

I'm a newbee to BP.  I want to get my ducks in line before I make an offer of a property.  I'm looking for a comprehensive checklist of things to consider when getting ready to make an offer.  Perhaps there is already one on BP but I haven't been able to find it.

So I'm a newbee to BP.  I am hoping to buy a rental property.  I have seen several that I like.  My question is: how much should my offer be?  I have an agent helping me and I'm sure he will have recommendation.  However, I have to believe there is a way to calculate an offer value however I don't know what it is.  

Any help would be appreciated.

Thanks for the tip about using KSL.  I've been using craig's list and redweek but I hadn't thought about KSL.  Nor had I thought about asking the resort if they had any service for renting it.  

This is the 1st time I've tried to rent it out rather than use it so yet again I'm a newbee.  Thanks for replying to my post. 

Thanks for the information.  I typically can get a "real" receipt that I save.  I haven't thought about using the credit card statement to supply the needed documentation.  I always keep a PDF of credit card statements so I have it covered that way too.  Thanks again for the idea.

I'm a newbe to real estate purchases.  I intend to buy and hold for at least 5 years.  Can someone tell me what a reasonable return on investment should be in today's economy.
