The 90 day seasoning period is not an issue for me. I'm in Detroit and because the prices are so low, I usually sit on them a month or two until I start rehab.

Hello all -

I would like to sell more properties to first time homebuyers using FHA loans. I used yard signs and classified ads to generate leads, with minimal success.

I'm seeking advice from the group:

What are some successful marketing techniques that you have used to generate first time homebuyer leads? Looking forward to the responses.

Hi Tara,

DIrect mail is very effective but the response times are very slow. You will generally have to contact the owners several times before they deal with you.

REO's are the best deals around, depending on which area you are in. The key is to find an agressive "ethical" agent and be sure you have the resources to close quickly.
