22 unit building in downtown Augusta, GA right beside Augusta University (MCG - Medical College of GA). Augusta is one of the hottest up and coming small cities in the US. Augusta is not only known for just The Masters anymore. Although this complex is only about 6 miles from Augusta National so you could do some Airbnb units and max out rental during Masters week. Good morning....looking to do a very light renovation (i.e. some new sheetrock, painting and new carpet in some units) on a multi family property in Augusta, GA.  Anyone know of good, reliable, contractors or subs in augusta.  Any suggestions are appreciated.

Anyone out there know of a good property manager in the South Chicago area?  I have a good rental but I can never get in touch with my PM and his accounting software is horrible. Unfortunately its the only one I have in Chicago and I am out of state so I really have no leverage.  Thanks in advance, Troy

I have been the GC on all of my rehab/flips. On my current project, I am hiring a GC.  Does anyone have a good contract that they would share with me? I want it to have a timeframe, with penalties for delivering late.

Hard money lenders have a variety of different rates, fees, and terms that you will need to become fully acquainted with. Rates and fees are typically much higher than conventional mortgages, usually ranging between 8 and 15% depending on the loan amount and term length. When taking out a hard money loan, you will usually pay a fee ranging between 3 and 10 % of the loan amount; this fee is also known as paying "points."

The owners are parents buying for their child.  I want to do what is ethical and legal, but obviously protect myself since I am taking the risk.  Are "participation" or "origination" fees legal?  Or is 10% just ridiculously high?  Same question for balloon payments.  My intention is for them to use this as a Bridge Loan to get any low interest loan when they can.  Your inputs are appreciated!!!
