wait 5 yrs to cash out? Come on

That's a terrible deal, all in 170kish, with 1500 in rent, very low ROI, if you finance well , basically no return,

I can provide 100 examples, here are 4 just from the last week or so

All cash purchases,

7 UNIT, ALL IN 200K, net rent 35k-on gross of about 50k,

4/2 all in 75k, 1400 rent

2br all in 55k, 850 rent.

Duplex, all in 75k, 1800 /month rent,

those are deals :)

Again Like i say new investor cant use all cash. Thats great Bob you have over 300k sitting around but 98% do not, so with cash of course it will be a great deal in cash flow.

In my area avg rent for 2-3 bedroom is around 1500-1600

I can do cash out , what I am saying is I do not get enough back to recoup my down payment

I am trying to find financing for deals while using the Brrr method, so I can recycle my cash and don't have to come out of pocket. I mean who has money laying around to put into a property and stop at one deal.

I know there are alot of different ways trust me I have spoken with alot of lenders by trying their flip loans, dscr loans, but nothing seems to allow me to cash out refi and get my money back.

Simple example 120k pp, 40k rehab, arv 220k , with about 1500 rent- seems reasonable

Can I get examples of what everyone else is doing.

So if flips are taxed that high, how or why is everyone flipping so much, on here or tv?

Newbie Starting out here:

Our plan is to buy investment property/ rental, then the next property (5-8 months) would be a flip. How is the flip profit taxed? I thought a 1031 is needed and then if possible to but that profit back into the first rental just to pay down the mortgage.

How does this work?
