Do you guys enter EVERY call, email, etc for every lead that comes in? Or do you see if it fits your criteria first?

Hello All...

Here is the situation.  I have a very motivated seller.  The owners have been deceased over 10 years.  Half of the immediate children/heirs are alive.  The other half of the heirs are deceased.  The next "level" of heirs can't afford to go into success to get the deal done. 

How do I get the deal done? This can be my 1st deal wholesale.

Very new to the business.  Any and all help is greatly appreciated.
