I am looking to make purchase a rental property with a business partner in the state of CA. What type of options do we have for structuring our partnership? I can't get a clear answer on if we need an LLC or not.

Hi All,

I am a new investor looking to make a first time purchase on a buy and hold rental property with my brother. We are investing in the San Francisco Bay Area market. 

My question is, what is the cleanest way to handle our business finances for this investment? We don't want to form an LLC because of the high cost, but do we still need to form a partnership entity with the state of CA. We want to keep things simple starting out but we also don't want to co-mingle any of our personal finances with our business finances. Any advice?

Hi Everyone,

I'm a new investor, living in Los Angeles, trying to make a first purchase while having a full-time job. My business partner (my brother who lives in San Francisco Bay Area) have saved up a solid amount of money and want to make a purchase where one of us will be local to help manage. Unfortunately we both live in such expensive, and possibly overheated, markets and are worried any purchase in either of these markets could be a terrible first investment! Should we change our thought process and look to make an out of state purchase where our capital goes farther but we won't be able to keep as close of an eye on it? 

Any advice would be much appreciated!

Hi BP Community!

Wanted to introduce myself since I felt it was time after listening to enough podcasts and reading lots of posts. I am new to the real estate industry and excited to get started. I'm currently living in West Los Angeles working in Finance and hoping to start out doing RE on the side. Hoping to connect with more experienced investors since I know there is so much I have to learn!

Does anyone know of any Los Angeles REIA meetings? I am having a hard time finding any information about them. Any advice or connections would be much appreciated!
