Good morning,

On my last closing the Realtor I used intentionally withheld an addendum from my home inspector for items not to be inspected. I have evidence supporting this assertion, her motivation was to have this deal close at my expense knowing that the seller would not spend anymore money despite agreeing to fix these items. I have given her time to remedy the situation but now she is just stalling. What actions do you recommend I take at this point to hold her accountable?

Does anyone know or have a good short term rental lease? I will have a lawyer review it, but having a starting point would be nice.

I am strongly considering firing my current property management company. Does anyone have a good recommendation for a property manager in Baltimore MD?

@Bjorn Ahlblad I'm thinking of asking about seller financing for now in my own name and then later transferring ownership to my LLC. Thoughts on this strategy? Commercial is a new animal for me.

  • I am considering buying a local 5 unit in my neighborhood. I found a local bank that is considering lending some of the money and they are asking for the following items:
  • Pro Forma - Do I create this or do I request this from the owner?
  • Market Information - Any recommendation for what I should send over? I was thinking to just give them a Zillow market analysis article of the area
  • Sponsor Financials - If I am buying this myself can I also be my own Sponsor for the property?
  • Any help that can be provided would be greatly appreciated. :-)
