I can definitely understand where you're coming from. I'm new at this and I'm in the learning process as well. Have you considered what type of deals you'd like to do starting out? If you have a niche in mind, maybe you can focus the majority of your studies on that.

Really, even if you're interesting in doing all types of deals, you could just focus on one piece at a time and just work your way up. Maybe decide to study wholesaling for a few months, then move into rehabbing, etc. I'm no expert... just trying to offer a little help.

I'm Tiffany. I clicked on this because I'm in metro Detroit, too, but after reading your intro I see that we have a lot more in common. I too lived in Nashville before moving here, I am a newbie to REI, and at this point I plan to start with wholesaling. Great to meet you!
