Sounds like you've got a solid game plan, and you're on the way to an early retirement in paradise!

I find that the Oahu market lends itself to flipping due to the high price points here. With a median price at $640k for an SFR, even with a robust rental market, to get cashflow, you've gotta dump a whole lot of cash into it (or be very creative with your takedown strategies), and that will usually kill your ROI. And the prospect of cash flowing condos is usually wiped out with $1,000+ maintenance fees, LOL!

Its not terribly hard to find six-figure deals in flips here, though even that market is getting tighter now.
