@Jacob Gerber I am not from Texas, but I may be able to help. We most only work with LLCs. If it is a newly formed entity with no transactions under it's belt, then to guarantee the best scenario in regards to interest etc. - there would have to be a correlation between it's members and past deals. Meaning any way to tie the members of the LLC to previous deals, whether in other LLCs or as individuals, the more experience you can chalk up under the current entity, thus reducing the risk on the lender's end and furthermore the interest rate. This is for private funds tho, I am not sure how banks handle their analysis as recommended above.

Hello all,  

I have recently stumbled across a commercial project in Boston that was a "Net Zero Neighborhood".  In short this means that it produces more energy than it consumes.  This type of project I believe has tremendous merit and I would love to be more involved in pushing these initiatives forward.  Does any one know of people that are active in this space, or of other projects going on like the one I mentioned?  Thanks!

Andrew.. the short answer is stop using bank funds and start to use private money. Although that is a phenomenal suggestion as well ^
