Realtors make money on the % the property sells for, so of course they do not like low offers.

If the numbers don't work, offer what makes sense, if it is not accepted move on. If the numbers don't work it maybe an inflated price. If the numbers are not there it is not worth owning. Throw your offer, if it works, great. If not move on.

What does it hurt to offer? We bought a six unit property once for a 1/4 the asking price. We got it for 10% the tax assessed value. It had problems that had to be resolved so we offered at what we thought we could fix it and still make money.

What does it hurt?

Sounds like you and your husband have worked hard and paved a path to success. After all that hard work by you and your husband why not let your daughter use the same path to success that you paved?

College teaches students to work for others, not to be entrepreneur. I know I have a college degree.

Im am new to this as well but my opinion is Yes, as long as the properties pay the mortgage and still cashflow. If no and you still have that good deal you have to have, make sure the new property cashflows enough to cover the extra expense and still cashflows.

Wow, No disrespect but looking at the numbers I flinched hard. I am new to this stuff but have been doing a lot of reading and exploring other sources of information. I have family that have been in this game for awhile so I have that to draw information from.  A little friendly advise, look for cashflow, not capital gains. Capital gains is what caused the housing bubble to burst.
